My landlord tried to evict me over a broken window in my NYC apartment
Honestly, I had a cracked window pane in my Bronx apartment for months, told the super like 3 times, then got a court summons for property damage last October. Turns out, New York's warranty of habitability law protects tenants from stuff like that, and the judge threw it out. Has anyone else dealt with a landlord being petty over normal wear and tear like that?

I read somewhere judges hate landlords using eviction courts for maintenance issues.

Does that mean judges are starting to throw out eviction cases where the landlord clearly isn't doing basic repairs? I've heard a few horror stories about tenants getting booted over a broken toilet or no heat, and I can't see a judge siding with a landlord in that scenario. But what actually counts as a "maintenance issue" in court, like is a leaky faucet enough to stop an eviction?
