Walked into a flooded mechanical room in Wichita, traced it to one $6 part nobody checked
Got a call last Tuesday around 6am from a property manager in Wichita about water in the mechanical room of a 4 story office building. Walked in and there was about an inch of standing water, a dead recirculation pump, and the boiler feed line dripping steady. Turned out the backflow preventer on the make-up water line had a failed check valve, so it was siphoning and leaking by for who knows how long. Swapped the guts for 6 bucks and dried the room out with two blowers I keep on the truck. How often do you guys actually test those small backflow assemblies during routine service, or do you just wait until something floods?
