Rant: got called to a 12 unit strip mall in Boise at 6am and two of the units had water pouring out of the ceiling
Last Tuesday I got a call at 5:45am from a property manager in Boise saying water was coming through the ceiling of two suites in a 12 unit strip mall. Turned out a 25 year old flush valve in the shared restroom let go overnight and flooded about 400 square feet of the unit below, so I spent 9 hours pulling wet drywall and swapping the valve plus two shutoffs that were frozen solid. Anyone else seeing a run of old brass failing all at once this summer, or is it just my bad luck?
I gotta push back on the whole "old brass is failing" theory. Brass doesn't just up and die because it hit some magic age, it dies because nobody ever touched it. A 25 year old valve that gets exercised once a year lasts way longer than a 10 year old one that's been sitting frozen since install. The real problem is maintenance schedules, or the lack of them. Property managers love to skip the cheap stuff like cycling shutoffs and testing valves until a Tuesday at 5:45am turns into a 9 hour mess. You didn't have bad luck this summer, you had a building full of parts nobody ever checked. Same thing everywhere, the brass just takes the blame.
