I finally hit the 5 year mark in my house and the surprise maintenance bill hit me hard

Just realized I've owned my place in the NE heights for exactly 5 years, and the water heater finally gave up last week. The replacement cost $1,200 out of nowhere and I was not ready for that. How do you guys plan ahead for the big stuff like this?.

Did you get multiple quotes or just go with the first plumber you called?

@john430 Honestly I think getting multiple quotes is a waste of time most of the time. You call three plumbers, wait around for them to show up, then they all give you different prices for different work. It's not like comparing prices for a TV where everything is the same. Every plumber has their own way of doing things and their own parts they use. So you end up picking the middle guy anyway and hoping for the best. The first guy you call might be busy or charge more but at least you're not burning a whole day just to get an extra $50 off.
