I finally fixed my south-facing stucco cracks after 3 tries
South side of my house kept cracking every spring. First guy filled them with caulk, second used a cheap patch. Third time I hired a guy who said the real issue was the foundation shifting under the dry soil. He pinned the cracks and used a flexible elastomeric coating. It's been 14 months and zero re-cracks. Has anyone else dealt with repeat stucco cracks around the Rio Rancho border?

That flex coating stuff is the real deal. My neighbor went through the same thing on his place over by Unser. He tried everything for years. Finally the guy he hired found water pooling under the slab from a busted gutter downspout. Fixed the drainage and the cracks stopped. Sounds like you got lucky finding someone who actually knew what they were doing. Most folks just want to slap some mud on it and call it a day. But that dry soil thing is no joke around here. Ground moves so much in the summer. I've seen brand new builds crack within a year.
