Wrote off mobile homes until a guy in Red Deer walked me through his 2019 place
For years I figured a manufactured home in a park was a bad buy, mostly because of stuff I heard growing up in Wetaskiwin. Then last month I helped my sister house hunt and the seller in Red Deer spent 40 minutes showing me his pad fees ($480 a month), the tie-downs, and how he re-piped the place for $3,100. He said "the land lease is the only thing that scares me, not the house" and that stuck with me more than any listing sheet. Now I'm second guessing my whole stance, so what do you all look for before buying in a park, especially around lease terms?
