That open house in Airdrie changed my whole inspection checklist
I went to a showing near Nose Creek last month and the basement smelled fine, but the sump pump pit had standing water with a film on it. The agent brushed it off, said it was from the spring melt, but I pulled the cover and found the discharge line was frozen solid from winter. That one $20 fix would have saved a buyer from a flooded floor after the next thaw. Has anyone else caught stuff like this at open houses that the listing photos never show?
