My uncle in Lethbridge told me to skip the home inspection to win the bidding war, and now I know why that was a mistake
Back in September we were looking at a place in Lethbridge and our realtor's uncle, who has flipped homes there for years, told us inspections just kill deals and to waive it. We trusted him and won the house, then found out 5 weeks later the basement had old water damage hidden behind fresh paint. The quote to fix the grading and sump came in at $11,000, which was basically our whole savings. Has anyone here ever managed to get a seller to pay for something they covered up like that?
$11,000 is a rough way to learn that your uncle's advice came with a free basement pool. Gotta love how "fresh paint" in a listing is basically a warning label in disguise. Sellers who slap paint over water damage know exactly what they're doing, and proving they knew it is the hard part. You can try small claims or a lawyer, but honestly the paper trail on a cover-up is usually thin, so don't hold your breath. Next time that uncle offers advice, maybe ask him to chip in for the sump pump.
